The successful outcome of your plans to sell is critically dependant on having the correct asking price. I am finding that Buyers are well aware of correct values and anything which is asking too much is generally overlooked,with the effect of actually assisting other more correctly priced properties to be SOLD. The best way to avoid this risk is to present your property without a specific asking price, thus removing the ability for a Buyer to eliminate it based on price comparison.

Recommendation: Sell By AUCTION.
